FracHaus is the co-development brand from SDA Data. Since 2019 we've built our reputation on one idea: in property, the location decision is the investment, and that decision should be made on evidence, not enthusiasm.

A data-first method: supply-and-demand research leading to the right home

Where we came from

SDA Data began by answering a question the property industry mostly guessed at: where is the demand actually real? Our supply-and-demand research became trusted by lenders and investors in the specialist disability accommodation market, where getting the location wrong is not an option.

FracHaus applies that same discipline to residential development. Instead of asking investors to buy a finished home and hope, we let them take part in creating homes where the data says people want to live.

How we're different

Most operators lead with a deal. We lead with a method. We work with a limited number of investors each year, people who have taken the time to understand how development actually works, so you will not find a specific project or price laid out on this website. When you understand the model and it fits, you join the community, we talk, and only then do we discuss anything real. It's slower. It's also the right way to do it.

Meet the team

Peter Balodis, Co-Founder and Director at FracHaus Peter Balodis Co-Founder, Director

Peter Balodis brings over two decades of hands-on property development experience to the business, spanning project feasibility, financial analysis, sales strategy and on-the-ground delivery. He began his career as an accountant before moving into property sales and development with a major Queensland developer, where he was appointed Brisbane Manager at just 25. In that role he held full responsibility for the profitability of operations across Brisbane and Ipswich, overseeing financial analysis, project feasibility and marketing for a portfolio of 12 developments totalling 85 townhouses, 346 apartments and 462 lots.

In 2000, Peter established his own development company, building a portfolio of townhouses and apartments in Port Macquarie, NSW, over a two-decade period. A defining feature of these projects was his ability to sell properties off-the-plan through multiple channels, coordinating local agents, property marketers and direct sales, much of which he conducted personally. His flagship development, Macquarie Waters, was recognised with Gold awards at the 2011 and 2014 State Tourism Awards and a Bronze at the National Tourism Awards in the Deluxe Accommodation category, and Peter retained the management rights to the property and its associated restaurant for several years, a reflection of his commitment to seeing developments through beyond settlement.

This depth of experience across feasibility, financial modelling, project management and sales has more recently been applied to the specialist disability accommodation (SDA) sector, where Peter has worked as an investment consultant, developing strategies for investors and guiding projects from land acquisition through to construction and handover. He holds a Bachelor of Economics (Accounting) from the University of Adelaide and an MBA from the University of Queensland.

Peter's career reflects a consistent pattern: identifying opportunities, rigorously testing their feasibility, and delivering projects that perform, both financially and in the marketplace. That combination of analytical discipline and sales-driven execution underpins his approach to development today.

Michael Fuller, Co-Founder and Director at FracHaus Michael Fuller Co-Founder, Director

Michael Fuller is Co-Founder and Director of SDA Data Funds Management, and Co-Founder of the investment management and data analytics company SDA Data. He is RG146 accredited in Securities and Managed Investment Schemes. Earlier he founded Boomscore, an algorithmic residential property research platform that has had more than 25,000 property investors and industry professionals register since 2012, and which he grew into Australia's first capital growth prediction platform.

Michael's property market forecasts have featured in property media over the last decade, and most of his data-driven predictions have outperformed both the wider market and many recognised Australian property market experts. He has been involved in capital raising and funds management for more than eight years, with notable successes for himself and his investors in residential property projects. Prior to SDA Data he managed approximately $25 million in investor capital across projects ranging from investor townhouse stock to luxury owner-occupied high-rises.

His path into data began in a former international corporate career based in Brussels and London, where he was invited to advise Australia's major banks on their anti-money laundering regulatory obligations, work that first brought him to Australia. It was there that his interest in big data, combined with algorithmic decisioning, took shape and led to the development of Boomscore. Michael's career had begun as a financial advisor to high-net-worth investors after university in South Africa, before moving into consulting with retail and investment banks around the world on combating fraud and money laundering using neural-network and algorithmic automated decisioning systems.

That combination of financial advice, institutional-grade data science and hands-on funds management underpins his role today, leading capital management built on the proprietary, data-driven research systems that sit at the core of the business.
